He did look uncomfortable when asked where it had come from, didn't he? What also amazed me was that his 'team', including Site Manager, appeared to be working for free! The 'Site Manager' was apparently an architecture student, so maybe that's how to do it: hang around the local architecture college getting pally with the students! Eww...
