chill out [a command to self!]

C’sPs left this morning for an easier drive down. Chris didn’t have work – which was nice – so we were going to have a nice family day. A combination of me and the post managed to scupper that.

The post contained stuff about moving house.

Our buyers solicitors want us to spend ?200 on an indemnity policy, as the extension put up in 1965 had building permission, but not permission frm a restrictive covenant in 1938, which said that builders had to give permission. Although they think it is unlikely that there will be a problem. FGS unlikely!!!!!!!!!! We didn’t put up the extension, and our solicitors on buying were obviously crappier as didn’t mention this to us. Chris of opinion we should pay up, and my glowering bad temper is spilling over from other areas – OK.

The next letter also from our solicitor, saying our buyers solicitors want to see the building regs OK for the carport. This also put up in 1965 by previous owners, and we have sent in the planning permission, so WTF????? I not paying for any more bloody indemnity policies, it has stood quite well now for 40 years FFS [I am quite grumpy today aren't I? Maybe Chris has a point]

then we also get from our solicitors the bits from the vendors of the house we are moving into. Fixtures and fittings as we expected – they are basically giving us everything bar one chandelier, and a mirror with attatched light thing which we thought was ‘unusual’ so no problems there! However, on the what do you know about the property bit, they ticked ‘no’ for alterations, extensions etc, and there is a definite loft conversion in the hayloft – which we believe predated the listing, but change of staircase didn’t. SO………. we are writing to solicitor to get hi to chase this up. ? did it have planning permission if they’re not saying owt about it. And their carport. Budger

At least we got the mortgage OK

SO instead of going to park, we wrote letters to solicitors, and then it rained.

i thought I would have a short nap while SB had her lunch, and woke up 3 hours later. I guess I have been so bullish, chris was happier with the peace, but it did mean no go for a family day. And I am still oscar the grouch.

no actual Ed, though we have read books and painted together and made up stories and songs. We did try watching the history prog, but SB not really interested. I finally remembered to give her back her birthday pogo, so she was much pleased by that.

added later: oh, did do some ed in the end with supper- german from usborne first 1000 words book. BB troughing all day and v grizzley – please do not be pox precursor!!

update SB gym not cancelled, but drive certainly unpleasant, and still snowing! ? tots group or snowmen this afternoon????

AAArrgghhhhhhhh. Didn’t go to tots group because C’sPs wanted to play. So they are now asleep [snoring loudly], I am knackered, SB and BB both feeling demanding so have escaped to change BB’s nappy! [which I am obviously doing] SB doesn’t want to go out in snow as too cold. but whining as didn’t go to tots group.

1642 update. well, have read lots of phoncs books, and BB now sleeping. SB and I made a bean and sausage hotpot, and rice pudding. Chris came home and told me it would take too long to cook, so now in strop as well. Honestly, I had even texted him to say I had had enough and need my house back!! Think I heard the kettle go on, so if that is the case, will forgive him

1933 and some peace! [well here, not in historical terms] SB and BB in bath – they both adore them. C’sPs doing it, with chris supervising. The sliced potato on the hotpot was apparently too thinly sliced [only setting in our food processor] but the rice pudding went down well. Think from SB point of view the day was fun. I’m just too bone tired to see wood from trees. Constant reference to my twin insecurities of going back to work/abandonment and my weight [as multiple alleged jokes] just does not help.

good news that buyers happy with survey. they are getting married on sat and have 2 weeks honeymoon, ant which point I hope we are ready for exchange of contracts and complete mid april.

house update

On house moving, our buyers have commissioned a full survey – taking place on wed, so better tidy up again. I can’t think there will be a problem.
Our sellers have rung about the negotiateable things. I was really surprised, as they are giving all carpets and curtains bar 1, some garden tools etc, and v reasonable prices for some furniture they wont have room for -which we might go for as the hospital gives me a ?500 furniture budget.

house update

our offer on victorian house accepted. survey not too bad!!! some diy to be done. Ended up paying more than we had wanted, and on our v max. oh well.

Cracked it?

Well, via the Estate Agent we have survey arranged on Monday. The vendors have agreed accept our offer if we get the survey done. So, a bit back to front, but we seem to be getting there.

But what delights will the survey hold………..

Arrrgh!!! I want to get back to life.

House buying gets more complicated by the day. Seems the vendors managed to negotiate alower price for their purchase. however, the others potentiall buyers for the house we are after, increased their offer to ?500 less than ours. but they are renting, so no house to sell, so in strong postion. however, they ahve not yet accpeted either offer. Down in part at least to the agents we are dealing with. (The other offer is via another agents, so we have agents as well as buyers competting to get the sale.)

So he is working on them, tryign to convince them off what good buyers we are, how much we love the house (he thinks that they would like buyer who they think will cherish the house and garden liek they have – the hubby esp.) He is going to suggest some possible thing about us gettign survey on the house done first, to show we mean buisness. They lost a sale earlier and they don’t want to lose another one, or I guess they will lose their house, and they have been on the market since last summer at least I think.

I dunno, it’s all getting complicated, i’m torn between trying whatever it takes, and just saying – here it is the offers, take it or leave it. This house purchase ended up as sealed bids, and we hoped toa void such hassles this time – i mean, it’s been on the market months, as soon as we are able to put in an offer some else comes along at the same time …..

Want to concetrate on getting ready for Melrose etc., instead been busy with other thoughts really.

still no news!

We are apparently still the highest offer, and they can’t quite make the price for their next house with it, so are going to ask the owners of the probate bungalow they wish to move into to accept something lower [as their offer made at the peak] and we will see!
I am obviously dying of impatience. think its 50/50. Emphasised our short and perfect chain!!

SB at nursery, and think I will pick her up and go out for afternoon with postnatal group. I had wondered whether to take her out of nursery for rest of my mat leave, but she loves her friends there so I feel selfish. Also, it does give me chance for a bit more 1 on 1 with BB, who as a v contented baby scarcely gets a look in other wise!

Done lots of housework as parents coming this eve – want them to see house at show house best – well I’ll never do it again will I!

Also spent most of morning talking to financial adviser about increasing life insurance, critical illness cover etc etc, and a policy thingy for BB.

Well, I spent about an hour staring at the phone this morning before I plucked up courage to phone up the estae agents and make an offer on the nice victorian house. Intial offer rejected, as we expected really, but got enough info to put in another offer later.

Bit more than we wanted to have to go to, but it hasn’t been rejected yet, so hopefully it has been enough for them to consider it – it’s our max. offer, but may still be bit low for them, so we will have to see..

Oh put me out of my misery……….

OMG

This mornings viewers have just put in an offer at full asking price – to include greenhouses, carpets and fittings, but lets not quibble! [value of perhaps 2-3000? but its not as if you can easily reuse fitted carpets, and I'd never conisdered lifting the laminate floor - do people do that? We were including shed and one of greenhouses anyway, the other greenhouse we were going to donate to friends, but they will understand]

Sold in 12 days – maybe we should have made asking price higher! Just kidding, as v happy with result, and house down road at 5000 more been on market 3 months [though dated decor]

Chris and I dancing around house, SB thinks we are mad! Where is that champagne!!!!!!!

We obviously accepted, but as don’t have viewers number who is coming in an hour, we will let him view and tell him we have a full asking price offer.

Grrr Vendors

We went to Huntingdon fri eve to specifically view one house on sat – though we did arrange 2 other viewings while down there. Sat, 2 hours before viewing, they cancelled it! this is 3rd non-viewing, so guess they are not interested in selling. Howeer, would have been my other prime candidate. so fed up! they new we were coming all the way from Leeds as well. Another view of it. I really thought it was a top contender too, so v disappointed

The Victorian house has received another offer, but rejected it – ? too low, or? as they want the person to have sold their house before they will consider. We need to get skates on, and still may not get if someone bids successfully first or they hold for asking price – sigh.

As for our house, we have another viewing today, someone that has sold. ALso the couple from Wed are doing a second viewing today, and are interested. However they haven’t sold their house. Hmm!!
